4-story, 95-unit senior living facility planned for New Dorp

A four-story, 95-unit senior living facility is being planned for a parcel of land across the street from New Dorp High School, according to Sunrise Senior Living.

Representatives of Sunrise Senior Living, along with contractors, engineers, and members of the New Dorp Central Civic Association and Friends of Kivlehan Park, shared the details of the new facility during a pre-construction presentation on Tuesday at Borough Hall in St. George.

While there have been no permits issued by the city Department of Buildings for the project, Sunrise Senior Living said a permit is expected to be issued this week.

The Sunrise Senior Living building is expected to be constructed on three acres of the six-acre parcel of land located at 470 New Dorp Lane, according to the company. The parcel was previously eyed by the School Construction Authority (SCA) to build an elementary school, but the agency said last year it wasn’t considering the parcel of land any longer.

“We are scheduled to start construction in the coming weeks, and look forward to bringing Sunrise’s best-in-class senior care to Staten Island families," said Philip Kroskin, senior vice president of real estate for Sunrise Senior Living. "This new community will help meet the local need for high-quality assisted living and memory care support and join 14 other Sunrise communities in the borough and NYC area that serve seniors today. We appreciate the support and shared excitement from neighbors.”

The four-story building will have a capacity of up to 110 residents, according to Sunrise. Two floors will be dedicated to assisted living, one floor will be designated for memory care, and one floor will be a flexible space for memory care or assisted-living residents.

According to representatives of Sunrise, the senior living facility will not bring any noticeable car traffic to the area, and the building façade will fit into the character of the surrounding community. It will include space for 56 parking spots, memory gardens for residents and other landscaped outdoor spaces, including a walking path with benches.

However, some residents in the New Dorp community aren’t happy about the development of the building.

“We’re really not happy about this,” said Krystal, a residential board member of the Dartmouth Estates, which is located adjacent to the property. “We didn’t buy or invest in our homes to be staring at the side of this building. It’s nothing against them [Sunrise], the services they’re trying to provide, but just not in that area. Not right there.” The resident would only provide her first name.

Sunrise said it currently has no plans to develop the remaining three acres of land, which will be seeded, landscaped and cared for by the company.

Construction is expected to begin next month, with a substantial completion date of early 2021, according to Sunrise. An existing Sunrise Senior Living facility is located at 801 Narrows Road North in Concord.

The New Dorp Lane location’s real-estate history goes back decades. The site had been home to a supermarket -- first an A&P and then Waldbaum’s -- from approximately 1960-2005. Frank’s Nursery was also located on the site until 2005. Both Target and Kohl’s have eyed the property during the years it’s been vacant, but were never able to close a deal.
