Sunrise Plans $22 Million Webster Facility

Sunrise Senior Living plans to invest $22 million to develop its fifth facility in the St. Louis region.

The McLean, Va.-based company has proposed an 80-unit assisted living facility for a 1.5 acre site at the corner of Maple and East Lockwood in Webster Groves. The three-story, 66,000-square-foot facility would accommodate up to 132 residents. It would be located on currently vacant property across from the city hall at the former site of Scholin Brothers Printing Co., which was destroyed by fire in 2002.

The facility, to be known as Sunrise of Webster Groves, has been approved by the Webster Groves City Council. Sunrise is awaiting approval from the Missouri Certificate of Need program (CON) and is on the schedule for review at the committee's Aug. 4 meeting.

"It's very preliminary," Sunrise spokesman Jamison Gosselin said of plans for the new facility. "Whatever kind of approval we end up receiving from the state will guide the project."

Pending state approval, construction on the project is slated to begin in March 2009, with opening expected sometime in 2010.

Work is currently under way on an additional Sunrise project locally -- the conversion of the Clayton on the Park hotel and apartments into an independent living facility for seniors. Sunrise is teaming with local real estate development firm Conrad Properties on the $10 million project, which should be completed in the fall, according to Gosselin.

Conrad Properties is maintaining ownership of the building, and Sunrise will manage and market the building.

The 23-story, 275,000-square-foot building, located at 8025 Bonhomme Ave., will include 208 apartments, ranging in size from 600-square-foot studios to 1,800-square-foot three-bedroom apartments.
